About Dunellen Borough's Tree Canopy
Incorporated October 28, 1887, Dunellen is one of the smaller Middlesex County boroughs at just 1.06 sq mi — all land, no water. About 7,637 residents (2020 census; 8,411 estimated 2024) live in this single-zip Borough (08812) at 52 ft elevation.
Dunellen is nicknamed “The Railroad Town” — for good reason. The Borough grew up around the Dunellen station on NJ Transit’s Raritan Valley Line (with service to Newark Penn Station and limited service to New York Penn), and the rail line still runs through the heart of the Borough today. The Borough’s motto — “Small Enough to Know You, Large Enough to Serve You” — captures its close-knit character.
Historic note: The Art Color factory, built in 1925, once produced as many as 10 million magazines a month before closing in 1968 — anchoring generations of Dunellen jobs. The Borough also maintains sister-city relationships with Borgonovo Val Tidone and Castel San Giovanni in Italy.
Today’s Dunellen Public Schools (PreK-12) include John P. Faber School, Lincoln Middle School, and Dunellen High School.
For private property owners, the challenge in Dunellen is urban density: small lots, narrow setbacks, mature street trees planted decades ago when the Borough’s homes were built, and proximity to the rail-line corridor. Knowing which species fail first on Dunellen’s compacted urban-fill soils is the difference between losing a tree and saving it.
Common Dunellen Tree Species & Hazards
Dunellen’s 1.06 sq mi sit at low elevation in Middlesex County’s rail-line corridor — meaning compact residential lots, mature street trees planted when the Borough’s homes were built, and Norway-maple-heavy block plantings. Here’s what we see most often:
Pin Oak — Quercus palustris
Common throughout Dunellen’s residential blocks. Pin oak struggles with iron chlorosis on Middlesex County’s alkaline urban-fill soils — watch for yellow-green younger leaves. Also susceptible to bacterial leaf scorch (Xylella fastidiosa) in central NJ.
Norway Maple — Acer platanoides
Dominant street tree across Dunellen, particularly along North Avenue and Madison Avenue. Aggressive surface roots that lift sidewalks and shallow root plates that uproot in saturated soils — a particular concern on Dunellen’s narrow lots.
Sweetgum — Liquidambar styraciflua
Common throughout Dunellen’s mid-century residential developments. Drops dense, sharp gumballs that damage mowers and create slip hazards on the Borough’s compact yards and walkways.
White Ash — Fraxinus americana
Emerald Ash Borer has hit ash trees across Middlesex County hard. Thin-crowned ash with epicormic shoots and D-shaped exit holes is past the treatment window — removal is the safer call.
Silver Maple — Acer saccharinum
Mid-century plantings throughout the Borough. Brittle wood, V-shaped crotches, and surface roots that lift driveways and crack pavers — typical candidates for removal when they outgrow Dunellen’s small residential lots.
London Plane / Sycamore — Platanus × acerifolia
Common as street trees along older Dunellen blocks. Anthracnose causes annual early leaf-drop — usually cosmetic on healthy specimens but heavy defoliation weakens older trees.
